Tenant Placement Fee
This is the fee charged for finding, screening, and creating the lease for a tenant.
The tenant placement process begins by completing a detailed analysis of your property, which we use to determine your home’s maximum market rental rate. We will then assist with any make-ready maintenance work (if necessary), take professional photographs, advertise your property, take calls and answer inquiries, show your property to interested prospects, qualify applicants, draft the lease, set expectations, and complete move-in documentation.
The Real Property Management DC Metro tenant placement fee is 6.9%, charged one time immediately after a tenant moves in.
If your home is already occupied by tenants not placed through Real Property Management DC Metro, you find your own tenant, or you hire your own outside agent to place a tenant and you want us to take over with a lease already in place, there is no tenant placement fee charged.

365-Day Resident Replacement Plan
If the resident moves out within 365 days, Real Property Management DC Metro will find another tenant free of charge. Prorated based on the time remaining on the lease.
Tenant Liability Guarantee
Residents will be enrolled in Tenant Liability Insurance for up to $100,000.00. This ensures the homeowner will not be responsible for the covered costs in the event of a tenant at-fault incident.
Optional Services
Rental License
Real Property Management DC Metro can help you get your rental property licensed by the proper city, county, or state as required. In Washington DC, all properties are required to have a BBL (Basic Business License). The cost is $650.00 for a single unit. This $650.00 includes all payments to DC. The fee will be paid upfront to RPM DC Metro. For multi-units, the cost will vary depending on the total units.
Pest Control as needed
Real Property Management DC Metro covers the cost of periodic pest control of common pests (ants, roaches, fleas, mites, mice, and rats) if the need arises at the property. This does not include the common area of a multi-family unit. The charge is $15.00 per month.
Damage Assurance
Real Property Management DC Metro will cover ANY damage exceeding the Security Deposit caused by a tenant that falls outside of the Home Owners Insurance Policy, and excludes fair wear and tear. These fair wear and tear standards are in accordance with DC and MD Property Management Code. (Maximum Amount of Claim will not Exceed $2000.00) With DAMAGE ASSURANCE – RRPM DC Metro will cover all costs above Tenants Security Deposit cashed by the tenants that is not normal wear and tear for $10.00 per month.
Rent Protection
Real Property Management DC Metro will reimburse the owner the equivalent of ONE MONTH’S RENT. If an eviction becomes necessary at your property, and we have to meet the Marshall to execute the write or possession by locking all of the tenant’s possessions on the property. If residents refuse to leave and are forced to vacate by law enforcement – RPM DC Metro will reimburse the owner the equivalent of ONE MONTH’S RENT. The charge is $9.00 per month.
**Rent Protection is only offered to owners who have allowed Real Property Management DC Metro to properly screen their tenants through our application process, and those residents that complete a lease agreement both written and executed with Real Property Management DC Metro.
Periodic Property Evaluations
We stand behind our commitment to relieving your hassles and make sure your property is maintained properly, that’s why we perform periodic property evaluations. We review the property both inside and out to ensure tenant compliance and assess property conditions. We will provide you a video of each review. The cost is $99.00 per evaluation. Its recommend that this is done every 90 days to ensure the residents are taking care of your most expensive investment.
Eviction Protection Plan
We understand the challenges that come with evicting a tenant. With the Eviction Protection Plan, you pay a small monthly fee, and we pay the legal fees (amount determined by your property management team) related to unlawful detainer suits.
Tenant Replacement Protection
We don’t want you to experience the stress of having a tenant walk away - leaving you with an empty property, no rent, and the expense of finding a new tenant. If we place a tenant with you and that tenant vacates your property in less than six months, we will place a new qualified tenant at no additional cost.
Rented in 29 Days Plan
We understand how important turnaround is to you and your bottom line. If we don’t rent your property in 29 days or less (when following the recommendations of your Real Property Management team), you will receive a discount on your first month’s management fee.
