Choose one of our Management Plans to help you deal with tenants, coordinate maintenance and minimize risks. The marketing & leasing fee all depends on the plan that best fits your management plans. Our Premium Plan is our most popular and most bang for your buck plan.  The property management prices below are a percentage of the monthly rent collected or a Flat Fee.  If all you want is a qualified tenant and you manage the property, our Lease Only plan is the solution. We will advertise, show your property, thoroughly screen applicants, and execute the lease. Lease only price of 6.9% is based on the percentage of annual rent.

Rented in 29 Days Guarantee

We’re a dedicated partner in your corner and we understand how important a quick turnaround time is to you and your bottom line. If we don’t rent your property in 29 days or less, you do not pay a management fee the first month. With our marketing plan and world class client management system, we’re confident we can lease your property quickly and get the rent coming in. (Included on Premium Plan.)


Risk Free Eviction Guarantee

We understand the challenges that come with evicting a tenant. With the Risk Free Eviction Guarantee, you pay a small monthly fee of $22.99 and Real Property Management DC Metro will pay the legal fees involved in an unlawful detainer suit. Because so many people participate in our program, the cost of a painful eviction is spread out over many property owners—afford-ably minimizing the risk for everyone involved. ($800+ value)

This does not cover a Writ of Possession or lockout cost.

180 and 360 Day Tenant Placement Guarantee

If the tenant moves out with in 180 or 360 days Real Property Management DC Metro will find another tenants free of charge. Prorated based on time remaining on lease.

Tenant Liability Guarantee

Tenants will be enrolled in Tenant Liability Insurance of up to $100,000.00. This ensures the homeowner will not be responsible for covered cost in the event of a tenant at fault incident.

Tenant Replacement Guarantee

If Real Property Management places a tenant and the tenant vacates the property we will find you a new qualified tenant for FREE. We Guarantee It. (180 Days Standard, 360 Days Premium)

Optional Services

Rental License

Real Property Management DC Metro can help you get your rental property licensed by the proper city, county, or state as required. In Washington DC, all properties are required to have a BBL (Basic Business License). Cost is $650.00 for a single unit.  This $650.00 includes all payments to DC.  Fee will be paid upfront to Real Property Management.  For multi units the cost will very depending on total units.

Furnace Filter Delivered Every 90 Days

Real Property Management DC Metro will ship a date stamped filter to the property every 90 days.  This will help remind the tenants to change out the filter and help prevent HVAC issues. This also helps the tenant reduce utility expense by having a clean filter.  The charge is $10.00 per month per filter.

Damage Assurance

Real Property Management DC Metro will cover ANY damage exceeding the Security Deposit caused by a tenant that fall outside of the Home Owners Insurance Policy, and excludes fair wear and tear. These fair wear and tear standards are in accordance with DC and MD Property Management Code. (Maximum Amount of Claim will not Exceed $2000.00) With DAMAGE ASSURANCE – Real Property Management DC Metro will cover all cost above Tenants Security Deposit cashed by the tenants that is not normal wear and tear for $10.00 per month.

Rent Protection

Real Property Management DC Metro will reimburse owner the equivalent of ONE MONTH’S RENT. If an eviction becomes necessary at your property, and we have to meet the Marshall to execute the write or possession by locking all of the tenants possessions on the property.  If tenants refuse to leave and are forced to vacate by law enforcement – Real Property Management will reimburse owner the equivalent of ONE MONTH’S RENT. Charge is $9.00 per month.

**Rent Protection is only offered to owners who have allowed Real Property Management DC Metro to properly screen their tenants through our application process, and those tenants that complete a lease agreement both written and executed with Real Property Management DC Metro.

Periodic Property Evaluations

We stand behind our commitment to relieving your hassles and make sure your property is maintained properly, thats why we preform periodic property evaluations. We review the property both inside and out to ensure tenant compliance and assess property condition. We will provide you a video of each review. The cost is $99.00 per evaluation.  Its recommend that this is done every 90 days to ensure the tenants are taking care of your most expensive investment.
