Real Property Management is Growing Growing Growing…

You may have noticed a change in the past month.  Real Property Management DC Metro has split into 2 different offices, to better serve our clients.

Each office will manage properties in their prospective areas. This focus will allow us to better serve you!  TheReal Property Management DC office will manage all rental in the DC Metro area.  We currently manage 120 units in the District.  With a staff of 3 and multiple other vendors, we are ready to assist investors with their rental properties.  Even during the winter months we are having great success.  I’m not sure if its because we are now so narrowly focused only on the DC market, or if we are just that good, but we are filling vacancies as fast as we get them.  The 1st week of December we leased 30% of our vacant units, and have had 3 new move in since.  We are preparing for multiple move ins before Christmas, and before New Years.

We just added management of a 4-plex in NW.  The Landlord hired us to manage their investment because they didn’t have the time and energy to chase tenants for rent payments, and start the eviction process.  I know we will make this landlord more money than he was making managing the unit himself, even with our monthly management fee of 9%.  The day we took on the property, Real Property Management stopped by and dropped off welcome packets for each of the tenants talked to them about their balances, and scheduled a time to do a complete inspection of the units.  When we return to do the inspections, we will serve the tenants a 30 day notice to pay rent, or we will file in court. Our goal is to get each of these tenant paying on time, and make sure the units are up to code.
