Your property has been managed for quite some time, how long did it take before you saw the results you expected? May I ask what is was that you expected?
I was familiar with the RPM model since I used them in Utah and Virginia, so I expected them to come into the house give me an estimate of any work that would need to be done before renting, amount of rent, and time to rent and then provide communication, book keeping, and repair response. I saw results right away, the properties rented within 30 days. I have 6 other rental properties throughout the US and I judge the property management by the days rented and ease of doing my taxes with the paperwork they provide. For finding renters I use 30-60 days for my expectations, especially depending on the the time of year Oct-Feb is not a good time for renting so 60 days is more expected. For rent, I normally base it off of the 30 year fixed mortgage with escrow payment as a minimum and take into consideration comps in the area. I usually lean towards a lower rent($50-$100) but faster occupancy since the loss of a month’s rent outweighs the less rent. Read More ›
